The plans have evolved as a direct response to feedback from local people, businesses, and local health and academic organisations including King’s College London, Guy’s & St Thomas’ NHS Foundation Trust, and other SC1 partners.

We have listened carefully to the priorities of the local community, collaborating on and responding to these through a series of improvements and updates to the proposals. We have also worked in close collaboration with WeLoveSnowsfields and Create Streets and are very grateful for their time and efforts in helping us to develop the proposals. The changes include:

• Height and massing: We have reviewed the height and massing of the proposals throughout our engagement with Southwark Council planning officers and the local community. In finalising our proposals, we have reduced the height of the building on Plot 1/Building 1, nearest to Hamilton Square by two storeys (8.6 metres). Please see the images below to see the reduction in height.
• Better streets with ground floor activity: We have redesigned the ground floors of Plots 2 and 3 to create approximately four times more ‘active’ frontage than there currently is on site. This includes an additional 3 retail units.
• the Applicant has supported the community in undertaking their own design consultation process with the architects Belong on an estate improvement plan to enhance residents experience on Hamilton Square, Lockyer Estate and Crosby Row.
• Proposals for improving Guy Street Park working in partnership with Southwark Council and Bankside Open Spaces Trust.
• Proposed new community space: We propose creating a new community space with a programme of events and initiatives for community. We are in active discussion with Hoopla Improv Theatre, a local arts and cultural organisation, about partnering on this programme and their use of the space.
